Grove Square was a planned series of mixed-use residential blocks planned by Mitchell/Mathews Architects and Urban Planners for construction in Fifeville near the University of Virginia's Medical Center. [1]There are a total of four sections, three of which have been rezoned to the Cherry Avenue mixed-use corridor and for which a site plan has been approved.


However, the University of Virginia purchased the property in August 2016 but currently have no plans to develop the land. A portion of the building at 999 Grove Street is currently occupied by the [2]

Phases

Phase 1

Grove Square Phase 1 was the name of one of four blocks of mixed-use development proposed for development in Charlottesville's Fifeville neighborhood near the University of Virginia's Medical Center. The developer was Mitchell/Mathews Architects and Urban Planners.

The land was purchased by the University of Virginia in late August 2016. [3]

Details

This block of Grove Square is 1.968 acres large. The property is zoned M-1 (industrial) with MU-CH zoning at the eastern end of the property).

An 8,104 square foot building currently exists at the site along with 172 parking spaces on a surface lot.

In this phase of development, the existing building will be demolished and replaced with an 8 story office building with structured parking. Once complete, the M1 portion of the site will have 113,500 square feet of office space and 928 parking spaces. [4]

Status

A final site plan was approved by Ebony Walden of Charlottesville Department of Neighborhood Development Services in the summer of 2011. However, the developer has not yet applied for a building permit. [5]

UVa has not publicly stated what they plan to do with the property. [citation needed]

Phase 2

Grove Square Phase 2 is one of four blocks of mixed-use development being planned in Charlottesville's Fifeville neighborhood near the University of Virginia's Medical Center. The developer is Mitchell/Mathews Architects and Urban Planners.

Details

This block of Grove Square is 1.968 acres large. The property is zoned M-1 (industrial) with MU-CH zoning (Mixed-Use Cherry Avenue) at the eastern end of the property. The second phase is to develop the MU-CH section of the property, consisting of .479 acres. Once complete, this portion of the site will have 4 residential units, 26,150 square feet of office space and 8,272 square feet of commercial space. [6]

The Planning Commission granted a special use permit allowing for a 5,000 square foot retail section on July 22, 2008. [7]

Phase 3

Grove Square Phase 3 is one of four blocks of mixed-use development being planned in Charlottesville's Fifeville neighborhood near the University of Virginia's Medical Center. The developer is Mitchell/Mathews Architects and Urban Planners.

Details

This section of Grove Square site consists approximately .51 acres and is zoned MU-CH (Mixed Use - Cherry Avenue). The site is currently vacant and the plan is to build a 4 story, mixed-use building with 20 residential units and 6,330 square feet of ground floor commercial space. [6]
