VERVE Charlottesville
VERVE Charlottesville is the name of a 12-story multifamily development project under construction near the University of Virginia on Stadium Road. The firm Subtext is behind the project with Kayne Anderson Real Estate serving as a joint venture equity partner. [1]
This was one of the last projects approved under Charlottesville's 2003 zoning code. To make way for the project, City Council and the Board of Architectural Review had to remove the individually protected property status from one of the properties, 104 Stadium Road.

Specifications
The project will total 729,262 square feet and will have 463 units with 1,332 bedrooms. There will be studios to four-bedroom apartments. As part of the rezoning, the developer will contribute $6.8 million to the Charlottesville Affordable Housing Fund.

Timeline
- June 13, 2023 – Preliminary discussion before the Charlottesville Planning Commission [2]
- November 1, 2023 – University of Virginia Architect Alice Raucher writes letter asking for Council to consider the impact the project would have on UVA's built environment (read the letter)
- November 14, 2023 – Charlottesville City Council and Planning Commission hold joint public hearing
- December 18, 2023 – Charlottesville City Council approves the PUD, in the same meeting as the 2117 Ivy Road PUD and just before approving the rewritten 2023 zoning ordinance.
- April 9, 2024 – Entrance Corridor Review Board defers Certificate of Appropriateness application over concerns about cladding materials [3]
- June 11, 2024 – Entrance Corridor Review Board approves Certificate of Appropriateness [4]
- September 10, 2024 – Site plan receives final approval [5]
- February 18, 2025 – City Council public hearing on temporary aerial easement for three tower cranes [6]
