The Jefferson Park Avenue neighborhood (JPA) is a 172.8-acre neighborhood in southwest Charlottesville.
Boundaries
The JPA neighborhood is bounded by Stadium Road and the University of Virginia’s Central Grounds to the north, City limits to the west, and Norfolk Southern Railroad to the south and east.[1]
Housing
Because of the neighborhood's close proximity to the University, it has a high percentage of properties which are student rentals (94%).[1] This high student rental ratio was made possible due to the neighborhood's extensive R-3 zoning (multi-family) under the 2003 zoning code. [1]
Planning
Charlottesville City Council accepted a completed neighborhood study on August 7, 1989. [2]
Features
Notable sites include the University's South Lawn Project and Medical Center, Dirty Nelly's Pub, and Guadalajara restaurants, and the Fontaine Research Park.
